Long-term rentals

Long-term rentals are considered one of the most conservative and predictable ways to generate income from real estate overseas. The primary objective of this strategy is to secure stable monthly income while maintaining a relatively low level of investor involvement. This approach is particularly popular in large cities that attract a steady influx of students, professionals, and expatriates. For example, demand for long-term rentals in Berlin, Warsaw, and Istanbul is supported by ongoing urbanization and the growth of international populations.

In these locations, apartments can produce substantial seasonal income through daily or weekly rentals.

Short-term rentals require ongoing property management, marketing efforts, guest services, and occupancy monitoring. In addition, regulations in this segment can be more restrictive in certain countries, where authorities impose limitations on short-term rentals in city centers and popular tourist districts. As a result, investors generally evaluate local regulations, seasonality, and tourism growth prospects before purchasing a property.

Property flipping

Another popular investment strategy is property flipping. This approach involves purchasing an undervalued property in need of renovation, improving it, and then reselling it at a higher price. Each of these strategies involves a different balance of investor involvement, risk, and potential return.
